DrawingsThe group is among the top 30 developing associations nationally, with a £250m capital programme, a high calibre team and a proven track record, so we have the experience and resources to deliver large and complex projects, smoothly, strategically, and effectively.

In 2007 we will complete over 300 homes - a figure which will rise to 450 a year from 2008.

Our growing list of partners includes local authorities, primary care trusts, regeneration agencies, charities, care and support agencies, house builders, private developers, landowners, leasehold companies, and mainstream and BME housing associations.

With a focus on:

  • specifications tailored to suit communities’ needs
  • a proactive approach to Modern Methods of Construction
  • volume purchasing of common components but with local delivery
  • a common pool of preferred partners
  • a professional property sales and marketing team in-house, and
  • a commitment to maximising local training/employment opportunities

We provide a highly efficient, ‘joined up’ development and regeneration service, which makes housing investment go further.

We also offer:

  • a development agency service to other associations
  • a range of partnership solutions to local authorities who are reviewing their stockholdings in line with Decent Homes objectives
  • the ability to develop commercial and other non-housing facilities

Our objective is to build balanced, mixed income, mixed tenure communities which meet the needs and aspirations of tenants, shared owners and owner occupiers, of all ages.

Regeneration

As a group, our track record in regeneration remains second to none, thanks to nationally acclaimed partnership schemes like the six streets’ project in Braunstone, Leicester, and the Newlife Apartments development in Northampton and Villiage Companies in Coalfield Areas

That’s why local authorities are increasingly looking to us to help them breathe new life into existing estates, where regeneration is a practical and cost-effective alternative to redevelopment.

A growing land bank

Our capacity and willingness to land bank development opportunities (ahead of funding and/or planning consent), means the group has invested in 1,000 plots worth £24m, to help partners ease acute housing pressures.

Greener energy

We are introducing the latest energy efficiency techniques across new developments, to minimise their environmental impact.

Integral thermal insulation, double glazing, state-of-the-art heating systems and low water use fittings are all standard in our new homes – but we are raising the bar, applying innovative thinking to develop homes which are greener still.

That commitment applies equally to our existing housing, where we are adopting EcoHomes XB, the voluntary environmental rating.
